The Avro is a unique mixed-use development that sets out to be a catalyst for subtropical design while embracing and addressing the complex nature of the project. The design utilises and maximises the site’s potential while addressing the unique and special qualities of the location. The location called for a dynamic design that not only acted as a gateway to the heart of Bulimba’s Oxford Street but also engaged and activated the public realm at street level on a smaller scale.
The constraints of the site saw the retail / commercial tenancies split over two levels, lending to the creation of the double height outdoor retail space which engages with the street while extending the public realm to the second level. The sweeping awning embraces transparency and the relationship between light and shadow, to provide a sheltered space that is still open to the outdoors and embracing the principles of sub-tropic design. These ideas of transparency and semi enclosed spaces are continued around the building with the use of screening along west facing apartment entries. The transparency of the entry arbors creates a sense of depth that softens the street façade. The elegant simple design and clean lines of the façade conceal the integrated planning that accommodates the requirements of both commercial and residential uses in the one building.
The façade shelters the apartments from the street below while still maintaining a connection to the outside. The open plan living extends into the generous outdoor spaces allowing the threshold between indoor and outdoor to be blurred. This development is tailor-made to respond to indoor outdoor living, perfectly suited to Brisbane’s subtropical climate.
